Welcome to ANSA Architects web information page. We offer a full design and build service for you in the Nottinghamshire, Lincolnshire, South Yorkshire and Derbyshire areas. Our professional services are offered as a fixed price fee at the design stage and should you wish us to then build your approved design we would offer you a substantial discount on these fees.

Our aim, as your architect, is to recognise your ideas and values and reproduce them for you in a form that represents your expectations and requirements of the building that you want to create.

There are several stages to go through to get to that finished design that you’re after. These are described for you below:-

• We start with an initial consultation with you at the property and establish your main ideas and budget that you wish to work to. This is followed by a full survey of the property which will enable us to produce accurate existing drawings from which a working sketch scheme will be provided.

• Once this drawing is completed we can then produce a sketch scheme based on the design brief that we discussed with you and this will give you the opportunity to make any alterations that you’d like to see before we confirm the final design scheme.

• This design scheme is then reproduced and submitted to the Local Planning Authority Department. At this stage we would expect to allow up to eight weeks for a decision from them with regard to your application. For further planning information on this please go to www.planningportal.gov.uk

• Following this, the next stage of the process is to produce the production drawings. These are a detailed set of drawings that will discharge any conditions that the planning department have stipulated and contain sufficient technical content to satisfy the requirements of the Building Control Department to gain Building Regulation Approval. This will take approx. six weeks to obtain once the design criteria has been met and approved by yourselves for submission.

• These drawings will then be used for the construction of the building works.

• We are now in a position to offer you a build service to make your design come to life.

• The relevant Authorities are informed of a commencement date and a Health and Safety Plan is drawn up and distributed to ensure that all details of the project are covered as required by the Statutory Bodies involved in the Construction Industry. These documents will also include the necessary Risk Assessments and COSHH information that must be made available to comply with the law.

A program of works will be produced and agreed and the project begins...
